Having started the firm at the age of twenty-six and building it from the ground up, Mr. Feldman is knowledgeable and involved in all aspects of the development process. With this expertise at hand, he has pioneered robust retail and commercial developments at obsolete railroad stations, dilapidated automobile dealerships, crumbling industrial buildings and forgotten flea markets in many parts of the east coast. Notably, there was the transformation of a deserted hotel into the vibrant waterfront, lifestyle center “Oceanwalk” in Hollywood, Florida; the revitalization of the western side of Providence, Rhode Island by converting a series of abandoned mill buildings into the vibrant mixed-use development “Eagle Square;” and, currently, the realization of a two decade vision by the City of Boston by developing a vacant piece of municipal land into the bustling million plus square foot mixed-use development “Tremont Crossing.”

Mr. Feldman has created a number of financing packages for his developments that have included both bond financing and tax incremental financing endeavors. His expertise in this arena has facilitated the complex structuring of commercial condominiums in many of his mixed-use projects to create increased value through financial leverage. Though he has concentrated his development efforts throughout the Northeast, Mr. Feldman has also ventured into many other states, from Michigan to the Virgin Islands, to seek out the acquisition of real estate with value-add potential and the utilization of tax preferences to create enhanced value.

In Mr. Feldman’s efforts to create commercial and community spaces, he has won many awards from both his peers and the communities in which he has made his mark, such as “2009’s Developer of the Year” from the Scarborough Economic Development Corporation, “Certificate of Appreciation” from the Department of Veterans Affairs, “Community Award” from Patchogue, Long Island and The Real Estate Newsletter’s award winner for “Top Companies and Executives in Real Estate.”

Over a career that spans more than four decades, Mr. Feldman’s developments have created thousands of construction and permanent jobs and led to sustaining physical, social and economic improvements in the areas in which these projects are located. He graduated Phi Beta Kappa from St. Lawrence University, and holds a Master of Business Administration degree from the Columbia Graduate School of Business.

Vice President

Primarily tasked with identifying and analyzing new development opportunities for the Company throughout its target markets, Mr. Feldman participates in every element of the development process to facilitate its direction. Working closely with his father Barry, Mr. Feldman assists in project master planning and design, budgeting, lease planning, tenant coordination, permits and entitlements and financing. At the corporate level, he participates in the overall direction and growth of the Company, including property acquisition and disposition, project selection, asset management and general administrative affairs.

Prior to joining Feldco, Mr. Feldman worked in the motion picture industry as a writer/producer in conjunction with many of the major movie studios including Paramount Pictures, Spyglass Entertainment, Miramax Films, The Weinstein Company, Walt Disney Pictures and Sony Pictures. His experience in identifying and securing material for film, shepherding the creative process, packaging the project with financial resources and talent, and ultimately overseeing the production of the picture provided the tools necessary for a real estate career. He holds a real estate degree from The University of California Los Angeles (UCLA) and a Bachelor of Arts degree from Northwestern University.

Jeffrey Feldman

Vice President, Greater Boston Region

Mr. Feldman focuses on the Greater Boston region, where he seeks out new development opportunities and acts as the point person and Company liaison for those projects. He is involved in all aspects of the development process for projects in the Greater Boston region, including overseeing the entitlement, community relations and project management process. He is also integrally involved in tenant selection, design and financing for these projects.

With nineteen years of experience working in the fields of real estate, strategic planning and investment banking, Mr. Feldman’s career includes work at Donaldson, Lufkin & Jenrette Securities Corp., Imperial Capital, LLC, and various financial, consulting and strategic planning assignments. Prior to his work with Feldco, he was most recently involved in identifying real estate opportunities for development and investment professionals through his consulting companies, FeldWest Investment Group and Feldman Ventures, LLC. He holds a Bachelor of Arts degree from Skidmore College.

Matt Caron

Director of Operations

Charged with the daily operation of Feldco’s entire real estate portfolio, Mr. Caron administers all the physical aspects of the properties, including general and preventive maintenance and construction coordination, such as store and office builds-outs and capital improvements. He handles all service contracts, negotiating their scope of work and budgetary guidelines, and is the first point of contact on any maintenance or tenant issue related to the company’s properties.

Additionally, Mr. Caron oversees the marketing efforts related to the various properties, including event coordination and seasonal promotions. Matt comes to Feldco Development Corp. with over five years of facility management experience, where he managed multiple facilities in the health & fitness arena. He holds a Bachelor’s of Science, as well as a Master’s of Education both from Springfield College.

Delia Camus

Delia Camus

Comptroller

With twenty years of both public and private accounting experience, Ms. Camus acts as the Company’s Comptroller, where she is responsible for overseeing the preparation of monthly financial budgets and statements, cash flow and P & L reports, banking transactions, the filing of quarterly sales tax returns and payroll. She interfaces directly with clients, vendors, subcontractors and lenders, as well as managing the accounting staff and fiscal operations of Feldco’s portfolio.

Prior to joining Feldco, Ms. Camus worked as an Accounting Executive at Johnson and Johnson of Chile, managing all aspects of the firm’s accounting practices. She has also worked with a roster of small business clients, managing their internal bookkeeping and accounting responsibilities. In this regard, she gained private accounting experience in the fields of construction, real estate, law and health care practices.
